Architecture

Taking their cue from the dramatic location on a headland, overlooking Marsamxett harbour on one side and the open Mediterranean Sea on the other, the architects of Tigné Point have created a unique living environment that is both an extension to, and a reworking of, the contemporary Sliema seafront.

A sense of light and space pervades the development, allowing residents and visitors to enjoy the calming atmosphere of piazzas, private gardens, terraces and walkways. But the apartments are also conceived with their eventual occupants in mind. Open plan sitting, dining, kitchen and living room layouts allow residents all the scope and flexibility they need to create their own personalised living spaces.

The design of the latest residential block at Tigné Point, Q2, was entrusted to Martin Xuereb & Associates, one of the island’s leading architectural and interior design firms. MXa have created a stunning array of apartment layouts where practicality, elegance and good taste merge to create homes that will suit the most discerning of clients.

The Q2 apartments are finished to the highest standards, including seamless soffits, parquet flooring in corridors and bedrooms, solid bespoke interior doors and high-quality sanitary ware complete with machined faucets and accessories.

Leisure

The facilities at Tigné Point include casual and formal restaurants, bars and cafés offering both internal and al fresco dining. Exclusive boutiques and shops, landscaped foreshore walkways and a shoreline swimming pool all add to the appeal of the development. The Point Shopping Mall provides visitors with a vast selection of retail and catering establishments. Situated on the top floor of The Point is the local Sliema Wanderers football club offering a fully-fledged training ground and gym facilities.

In the neighbouring town of Sliema, one finds more retail offerings, restaurants and fitness centres among other services.

Further on one arrives to the start of the popular seafront promenade known as the Sliema Front. This long stretch of walkway snakes around the Sliema coast taking pedestrians to the town of St Julian’s passing many seaside catering establishments and swimming spots along the way.     

Safety & Security

Each apartment benefits from an access control system. This system plays a large part in the overall safety and security of the development whilst providing residents with easy access to their homes. The innovative access control key issued to all residents serves as a universal key and is proximity activated, so there is no physical contact necessary. If a key is reported missing it can be deactivated by the control office in a matter of seconds and a replacement key will be issued.

Another safety feature of the Tigné Point development is the management of vehicular access through an underground road network and parking space catering for over 2,000 vehicles. The public carpark beneath the Pjazza Tigné is managed and operated by CT Parks Ltd, a fully-fledged car park operator. This car park is monitored by CCTV ensuring that CT Parks personnel have a constant visual to ensure safety and security. The private residential carparks are also monitored by CCTV which are managed by the blocks’ respective administrators.

When it comes to fire detection the Q2 apartments at Tigné Point have been installed with automatic smoke detection systems which are connected to the building’s fire alarm infrastructure. In addition, each apartment is protected by a sprinkler system.

Similar configurations are found at the basement levels of Q2 which have been fitted with a fire-detection and fire-alarm system, complete with smoke or heath detection.

Technology

Sustainability

The heating, ventilation, and air conditioning system (HVAC) at Tigné Point, operated by SIS Ltd, is a prime example of sustainability providing economic solutions for residential, retail and corporate applications alike.

The environmentally-sound and energy-efficient climate control system supplies heating and cooling to some 200 homes, 25,000 square metres of retail space and 15,000 square metres of office space at The Centre.

Using sea water sourced onsite as the constant cooling agent, the HVAC system offers considerable energy savings increased all the more thanks to a computerized Climate Control System that ensures maximum efficiency and almost negligible wastage.

This system is centrally controlled using top of the range software designed specifically to make efficient use of hot and cool water so as to save on energy consumption.
